Some houses are admired for their architecture. Others for their gardens. The Coach House at Highnam Court is extraordinary because it possesses both in equal measure.

Hidden behind a sweeping tree-lined approach and set within one of Gloucestershire’s most distinguished private estates, The Coach House is an exceptional Grade II listed residence of remarkable beauty, history and architectural significance.

Originally serving as the coach house and stables to Highnam Court, the property was transformed during Thomas Gambier-Parry’s celebrated nineteenth-century remodelling of the estate, where the romance of Gothic Revival architecture inspired its distinctive castellated façade, crenellated parapets and iconic clock tower, features that continue to define this remarkable home today.

The house wraps gracefully around its spectacular formal courtyard, creating one of the most enchanting garden settings imaginable.

Beautifully enclosed by the house itself, the courtyard unfolds with sculpted yew topiary, geometric box parterres, ornamental lily ponds and an abundance of seasonal planting, while climbing roses and mature greenery soften the historic stone elevations. Beautifully symmetrical and meticulously maintained, the garden offers a rare sense of peace and timeless elegance, creating an unforgettable first impression.

Beyond the courtyard, the gardens continue to captivate. Sweeping lawns are framed by magnificent specimen trees, vibrant herbaceous borders and carefully established planting that provides colour, texture and interest throughout the seasons. Thoughtfully positioned terraces offer idyllic spaces for outdoor entertaining, while the heated swimming pool sits within its own secluded setting, surrounded by mature landscaping that creates an atmosphere of complete privacy. Every aspect of the grounds has been beautifully considered, making them every bit as impressive as the house itself.

Extending to over 8,200 sq ft, the generous accommodation combines impressive proportions with a warmth that makes it an exceptional family home. It also includes a superbly versatile self-contained three-bedroom wing, providing outstanding flexibility for guests, extended family, live-in staff or multi-generational living.

The magnificent reception hall, illuminated by a dramatic arched window and centred around an elegant sweeping staircase, immediately establishes the scale and quality found throughout. A series of beautifully proportioned reception rooms provide both formal and informal living spaces, each enjoying wonderful natural light, glorious views across the gardens and an effortless sense of refinement.

At the heart of the home lies an outstanding bespoke kitchen and breakfast room, complete with a traditional Aga, substantial central island and bespoke cabinetry. Designed equally for everyday family life and entertaining on a grand scale, it is a space where family and friends naturally gather.

The generous bedroom accommodation is equally impressive, offering an exceptional principal suite alongside beautifully appointed guest and family bedrooms, each enjoying peaceful views across the surrounding gardens and estate. Thoughtfully arranged ancillary accommodation ensures the house functions as effortlessly as it impresses.

Properties of this significance are seldom available. The Coach House presents a once-in-a-generation opportunity to acquire one of Gloucestershire’s most remarkable private residences.

Never before offered to the open market. A remarkable home of exceptional heritage, timeless beauty and enduring elegance, ready to begin its next chapter.

A few days in Mallorca last week with a very special friend, hiking up the Puig de Maria, swimming, laughing, eating extremely well and talking ourselves into oblivion. The joy of running my own business is that I can occasionally work from somewhere like this. The reality of running my own business is that I’m still taking calls halfway up a mountain, answering emails by the pool and making sure an exchange and completion get safely over the line from another country. Not quite an out-of-office… but definitely a very lovely change of office and much needed few days away☀️Ps can we just take a moment for this piece of music and the adorable turquoise shutters 🎶
“Hello…..I live here” (guess the movie)Continuing my love affair with Neptune… but this time, it’s @neptuneswindon.The Swindon outlet and showroom are so worth a visit. Alongside the outlet itself, all the rooms are beautifully curated, so you can see the furniture and kitchens properly in situ, incredibly helpful and also slightly dangerous.Over the last few months, I’ve somehow come home with a Fermoie lampshade, a sideboard, a set of drawers, a pendant light and a Chichester wardrobe made especially for a magazine shoot. There’s also a lovely restaurant, the staff are always so helpful, and I’m still trying to gain access to the “back” warehouse despite repeatedly offering myself for “work experience” 🙋🏼‍♀️I even bumped into some clients yesterday while I was there, and we ended up discussing how a few carefully chosen pieces can completely change a space, without doing anything permanent, and with the added bonus that you can take them with you when you move.A browse never really stays a browse…Have you been, or have I tempted you to take a trip?
Sometimes the best way to introduce a home isn’t through a viewing… it’s over a refreshing drink and pastries. This morning I welcomed a few buying agents to The Coach House, sharing not just the house itself but the peaceful setting and the slower pace of life it offers. It’s always lovely to spend time with people who genuinely appreciate great homes.Thank you for coming. ☕️🥐🌿
Behind these doors lies something rather special…Step inside The Coach House and discover a home where timeless architecture meets elegant modern living. From the spectacular entrance hall to the beautifully designed living spaces and gardens beyond, every corner tells a story.Enjoy the tour.📍 Highnam, Gloucestershire
Sometimes, photos tell part of the story… but a video lets you experience how a home really feels.Take a look inside Cranleigh House, a beautifully renovated five bedroom family home on Prestbury Road, blending elegant period character with bright, contemporary living spaces designed for modern family life.I’d love to know… which room would you head straight to?📍Prestbury, CheltenhamFor further information, visit the link in my bio.
Not every take makes the final edit… 😂Safe to say this floorboard had other plans.Thankfully, the finished property video is much smoother.Coming shortly…📹
My recent visit to the Chelsea Flower Show reminded me just how special these David Austin Roses really are. They look beautiful, smell incredible and every year they seem to bring the garden to life.I’ve always felt gardens are often overlooked when selling a home, but if you’re clever with it, outside becomes another room entirely. We’ve even got a little bee who has made itself at home in a tiny hole in the wall beside them, proof that the smallest details often create the most character.Because buyers rarely remember every square foot. They remember how a home made them feel.Presentation doesn’t stop at the back door.#laagency #cheltenhamproperty #quietluxury #cotswoldhomes #homeselling
Behind every polished brochure, viewing and negotiation is a real person trying their absolute best for their clients.Today was a reminder of that.
Some properties just stop you in your tracks and St Philip’s Lodge is one of them.Set behind electric gates, tucked away in this prime location, this handsome period home blends elegance, privacy and beautifully considered space both inside and out. From the grand hallway to the garden views, every inch of this home has been thoughtfully curated and I feel genuinely honoured to step inside places like this every week.Cheltenham and The Cotswolds are full of hidden gems and architectural treasures, and it’s a privilege to represent them with care and detail. This one is truly special.📍 St Philip’s Lodge, Cheltenham#CheltenhamHomes #CotswoldsLiving #PrimeProperty #propertyagent
I finished the renovation… and never even listed it for sale or for rent🙅‍♀️I made a decision. Brook Green is an absolute secret gem, barely anything available to rent and tenants queuing up. 📈My head and heart just couldn’t let it go. So I’m renting it instead. Two rental offers came in from the photos alone, before it even hit the market.I left my new tenant flowers from our local florist 🌸 because when you love a place this much, you want the person living there to love it too.📍Brook Green | LondonWould you have sold or rented? 👇
And here’s why…I renovated this London flat with every intention of selling it.But once it was finished, something shifted. It didn’t just look good, it felt right. The light, the proportions, the way the space came together…it became somewhere I actually wanted to keep.Funny how the right property can change your decision entirely.Would you have sold it?#primeproperty

Most people think you need to rip out a kitchen to add value. You don’t.I considered replacing this with a Neptune kitchen… but because I knew I might sell or rent, it didn’t make financial sense. So instead, I focused on the details that actually change how a space feels:– Better flooring
– Fresh, neutral paint
– Furniture scaled properly to the room
– Softer window treatments
– And small fixes (like concealing appliances)The result…a kitchen that feels far more expensive, without the unnecessary spend. This is exactly where I see so many sellers go wrong…
over-improving in the wrong areas, when their heart isn’t necessarily in it and then not getting the return.Because the goal isn’t to spend more… it’s to sell better.#primeproperty
